1. IDEA

Starting with a meeting, either on-site or in the office, we sit down with you and kick-off the conversation. We review your ideas, budget, timeline, and other preliminary data.

2. SCHEMATIC DESIGN

During Schematic Design will transform your ideas into tangible conceptual designs for your review. This process could go through a few rounds of ideas and iterations until we narrow down a specific design direction.

3. DESIGN DEVELOPMENT

Once a conceptual design is approved, we move into the Design Development phase where we continue to refine details, review material selections, and develop more detailed plans and elevations. Once all this material is developed we are able to engage with landscape contractors, masons, carpenters, and other consultants for preliminary budget pricing. We will also engage the local municipality if required for any zoning or permitting related matters on the project.

4. CONSTRUCTION DOCUMENTS 

At this stage we have an approved plan and preliminary budget numbers that the client has signed off on. The next step is to prepare a comprehensive set of construction drawings with all the necessary information to submit for a building permit. Preparation of these construction drawings is also needed in order to comfortably share with contractors to bid.

5. CONSTRUCTION ADMINISTRATION

We also offer the added service of construction administration to those clients who require it. This ensures the project is being implemented as we had designed it, schedules and budgets are on target, and details are being executed per the drawings. This scope of services includes: construction management, responding to R.F.I.'s, on site client agent, bidding / negotiating, contract administration.
